In an effort to stay more on top of preventative maintenance, we are going to begin doing quarterly walkthroughs in each property. These walkthroughs are an opportunity for you (the tenant) to let us know of any maintenance issues that may need to be addressed, but also for us (the landlords) to ensure that you are following the House Rules as outlined (Click HERE:Rules and Regulations – AUG2022
We will strive to reach out to you several days in advance to schedule your property each quarter, but a minimum of 2-3 days in advance.
Things we are primarily looking for:
- HVAC filter is being changed regularly
- Any visible damage, including water leaks
- Evidence of unapproved pets
- Lawn maintenance (i.e. are you mowing and weeding?)
The above link to the House Rules document, as well as your lease, outlines expectations for all of the above items. Also helpful is the “Move Out Checklist” (TENANT VACATING CHECKLIST – Revised Jan2023b), which also states expectations upon when you move out – just to give you ample notice of what to expect.
Bottom line: keep the place clean, let us know about maintenance issues ASAP, and don’t take in any pets without seeking our permission. Our expectations are pretty basic and don’t require anything extraordinary, so just use common sense. It is completely possible to get 100% of your deposit back by just using care and common sense with our properties.
