Paying Rent

Rent is due ON THE FIRST (1st) OF EACH MONTH.

We do allow a GRACE PERIOD for rent payments through the SEVENTH (7th) of each month. (By waiting until the 7th, we are ALREADY ALLOWING for if the 5th falls on a Saturday or Sunday; there are NO GRACE EXTENSIONS BEYOND THE 7TH.) This grace period simply means you will not be charged a late fee; rent paid after the 1st is still considered late.

Any payments received AFTER 5PM ON THE 7TH will be charged a LATE FEE equal to 10% of your rent payment (or the remaining balance due). Because we allow an adequate grace period and multiple ways to pay (including an online option), we ar3e very strict about this deadline. Please make arrangements accordingly.

You can pay in the following ways:

  • CASH – Please text Jenny to arrange for pickup
  • CHECKMAKE CHECKS PAYABLE TO: Blaine Brown. You may mail them to P.O. Box 1016, Bristol, TN 37621. (Some have chosen to do an “automatic bill pay” option for sending a check, and this works very well. If you do so, we recommend scheduling it for the 25th of each month to ensure it reaches us on time.)
  • PAYPAL – PayPal will charge a fee and we will not receive all of the amount due, unless you FOLLOW THESE STEPS:
    • Link your bank account and “add money” to your PayPal account – THEN pay us using your PayPal balance. DO NOT USE A CREDIT/DEBIT CARD.
    • Choose the option “Send money to family or friends” (NOT “pay for services”).
    • Send the payment to jenny@rentinbristol.com
  • VENMO – We have a Venmo account available:
    Please send funds to @Blaine-Brown-8. DO NOT MARK THE PAYMENT AS A “GOOD OR SERVICE”, as fees will be deducted and we will not receive the full amount.
  • CREDIT/DEBIT CARDS – NOW AVAILABLE THROUGH TURBOTENANT (effective October 2021)!!! They will charge you a minimal fee to do so, but this new option is very convenient.
  • BANK PAYMENT THROUGH TURBOTENANT – (effective October 2021) You may now make a payment directly from your bank account to ours FREE OF CHARGE.

TurboTenant will send an invoice to remind you of rent each month. However, the invoice is merely a reminder; rent is still due on the 1st of each month even if you do not receive an invoice.

You are more than welcome to pay two or more months at a time (in advance), though it is not really our preference. We will update your account accordingly; HOWEVER, we are only able to update your account as the invoice is generated each month (there is not a way to pay ahead on TurboTenant).
